If you are a new salesperson licensee and you are renewing your license for the first time, you are required to complete a specific set of continuing education courses. Additionally, a licensed broker or salesperson who wishes to activate a license that has been placed on inactive status shall be required to document 14 hours of continuing education.

Once you have passed both portions of the exam you may apply for licensure. Phase One measures the time between a submitted application and the initial determination of the status of the application by Commission staff.

The Real Estate Commission cannot pre-review application materials or qualifications.

You must meet the education and examination requirements and apply for the license, then submit an application with all required documentation to receive a determination as to your qualifications and eligibility for licensure.

An official state criminal history record check CHRC is required from your current state of residence. For applicants living, working, or completing training in Pennsylvania, your CHRC will be generated automatically as part of your application and the required fee will be included at checkout. In addition to the background check from your current state of residence, you will need to submit official state CHRCs from every state where you have lived, worked, or completed training during the last 5 years.

An FBI background check can be submitted in lieu of state checks where you previously lived, worked or trained. No record checks can be dated more than 90 days prior to the date you submit your application. Reciprocal licensees must maintain their principal place of business in the state through which reciprocity was granted, and must maintain a current, active license in that state in order to maintain the reciprocal license in Pennsylvania.

A Real Estate Broker is an individual or entity holding either a standard or reciprocal license, that, for another and for a fee, commission or other valuable consideration, does one or more of the following:. Real Estate Brokers may be granted licensure by the Standard method once they have completed and passed both portions of the Broker Examination.

However, all applicants by the Standard method must be approved by the Real Estate Commission prior to registering to sit for the Broker exams. A candidate for licensure must score a passing grade on each part of the salesperson's licensing examination National and PA State within 3 years prior to the submission of a properly completed license application.

An applicant who has been actively licensed as a broker or salesperson by another state within the last five years shall take and pass only the Pennsylvania portion of the examination. A reciprocal licensee who is converting that license to a standard broker's license is only required to pass the state portion of the examination.

A broker or salesperson holding a standard license who desires to renew a current license shall complete 14 hours of Commission-approved continuing education during the preceding 2-year license period. Any person who holds a current license to provide real estate services as a salesperson or broker issued by another state and whose principal place of business for the provision of those services is outside of this Commonwealth may be issued a reciprocal license under the Real Estate Licensing and Registration Act.

Act 41 allows for portability of out-of-state professional licensees coming to work in Pennsylvania. Act 41 does this by granting all boards and commissions within the Commonwealth the authority to endorse licensees from other states, territories, or jurisdictions with substantially equivalent licensing requirements who are active, in good standing and without discipline against their license or criminal conviction.
